Finding Your Way to Land Ownership with the Faithwards Compass
Buying land through seller financing is one of the most accessible ways for women to step into land ownership without a traditional bank loan.
If a bank has ever told you “no,” take heart. Seller financing, also called owner financing, can turn a closed door into an open gate. Instead of a lender, the seller acts as the bank and you make payments directly to them. For many Christian women starting over, it’s the simplest path to land ownership.
When I went hunting for my own little slice of earth, I didn’t have a perfect score or a perfect plan. What I did have was prayer, persistence, and a willingness to ask. God opened a door through a generous seller. It felt like stepping from scarcity into possibility.
How seller financing works in simple terms: You and the seller agree on a price, down payment, interest rate, and schedule. You sign paperwork with an attorney which includes a land contract, a promissory note, and a deed. You take possession of the land; the county sends you a deed in your name (takes a few months), and you make monthly payments directly to the seller until it’s paid off or refinanced.
Here are the main benefits:
1) Flexible terms with a down payment that can be negotiated in many instances.
2) A timeline which can be customized to fit your needs.
3) Faster closings without all the lender underwriting maze.
4) It is relationship‑based as people can say “yes” when institutions won’t.
5) Room for creativity with balloon payments, seasonal schedules, bi-weekly payments, or improvements you can do as part of your down payment so you don’t need as much cash.!
Where to find opportunities:
1) Land‑specific sites and local classifieds.
2) For‑sale‑by‑owner signs on backroads.
3) Talk to neighbors, feed stores, churches—older owners often prefer a trustworthy buyer over a bank’s timeline.
4) Call sellers and ask directly, “Would you consider owner financing?”
Due Diligence: Do NOT skip this step which is usually 10 days to 2 months (depending on the need for a septic permit):
1) Order a title search to verify the seller actually owns the property and that liens/easements are clear.
2) Get the contract reviewed by a real‑estate attorney.
3) Understand default clauses and grace periods.
Contract terms to know:
1) Interest rate-fixed is simpler; know your APR.
2) Amortization-longer terms lower payments but increase total interest.
3) Balloon-if there’s a balloon, have a refinance or payoff strategy.
4) Taxes/insurance-clarify who pays, but know it is usually the buyer.
5) Roll back tax-normally paid by the buyer so call the county so there are no surprises.
Negotiation tips (faith + wisdom):
1) Tell your story and why this land matters to you. Be honest!
2) Offer a reasonable down payment you can truly afford.
3) Suggest automatic bank transfers for the seller’s peace of mind.
Red flags:
1) Seller refuses a title search or won’t put the deal in writing.
2) Unclear access like being landlocked or a shared easement.
3) Zoning that forbids your plans such as no RVs or no tiny homes.
4) “As‑is” surprises such as dump sites, floodplains, or boundary disputes. Be diligent!
Stewardship isn’t about perfection; it’s about wisdom. Ask God for discernment at each step. He delights in opening paths that honor both you and the seller.
